Madeira Beach real estate is some of the finest real estate in Pinellas County. It features family friendly beaches, shops nearby in John’s Pass, and is strategically located to naples real estate other gulf coast beaches. Madeira beach is one of the larger beaches in the area, so it has more land for residential housing as well as condo developments.

The area did not get as built up as our southern naples florida real estate counterparts, and when you are driving around town it is indicative of that. The whole beach area is a very nice family atmosphere especially when dining, going out to shop, or taking a stroll on the beach.

Treasure Island Beach is to the south and Redington Beach is to the north of Madeira Beach.

Another 15 minutes up the road; with no traffic, you will encounter the legendary Clearwater Beach.

What is the real estate market like?

A lot of the houses are older which is OK because you can rehab the property and get a good price going in the deal.

The Gulf Coast beaches in Pinellas County did not get built out like Miami, Naples, or Orlando so don’t expect to get the discounts on houses in those markets.

Madeira Beach home prices rose with the market and are continuing to come down with the market as well. You can generally expect to get a house for around 90% on current value.

The condo market is taking a hit like most of the country and because of that, you can get a better deal than single family homes. The older units consist of 1 and 2 bedroom units and the newer units are mostly 3 bedrooms.

Keep in mind, most of the older condo complexes are located right on the beach so if you are looking for beach front property there is more inventory available in this category of home.

There is quite a bit of inter coastal waterway property to find around Madeira Beach and it is an ideal place to have a boat with easy access to the gulf waters through John’s Pass.

The time is now to capitalize on this buyer’s market.

I believe the area has over corrected in Pinellas County and Madeira Beach is no exception. There are bank owned and short sale deals out there but you are paying market price, and I have seen some bidding wars lately.
